Lot preparation is an important part of the building process. Some things that will need to be addressed and questions that will need to be answered prior to the construction of your new home are:

Finding a lot that is going to suit your location requirements, your budget, and suit the home that you would like to build is of the utmost importance. One of the best ways to find a lot in the area that you are planning on building is to contact your local real estate agent, or visit www.mls.ca and search through their database. If you are planning on building in our building area (see map) we can also help by recommending knowledgeable agents that can assist you in your search for the perfect lot.

This is a question that often challenges people in the building process. Here are a few things to think about when going through this process:

In the building industry the rule of thumb for budget pricing is measured on a ‘per square foot basis’ in order to provide a reasonably accurate budget price for your home. From the information you have provided to us by answering the questions related to “The Building Process” we will be able to provide you with budget pricing. It is of the utmost importance to have a realistic perspective of our customers expectations and to confirm or adjust the projected “Move-in Date” before the project begins.

A few things to keep in mind that will have an impact on the “Move-in Date” are:

  • The permit acquisition process (some permits pose substantial delay).
  • What needs to be done in order to access the property?
  • Do trees, stumps, and brush need to be cleared before commencing?
  • Are there any structures to be removed before starting to build?
  • Does a well need to be drilled first?
  • Does fill need to be imported?
  • Will a septic system need to be designed?
  • The size and complexity of the home will also play a factor in determining an accurate “Move-in Date”.
